Licensed Structural Engineer & Architect Referrals

This is the single most common misunderstanding in California balcony compliance: the mandated inspection must be performed by a licensed Structural Engineer (PE) or a licensed Architect. A general contractor — however experienced with decks and waterproofing — cannot issue a compliant inspection report. We refer exclusively to licensed PE and architecture firms for the inspection itself.

PE or Architect Stamp

The report is a professional deliverable carrying the stamp and professional responsibility of a California licensed engineer or architect.

Contractor ≠ Inspector

A contractor may perform the repair work identified by a report, but cannot substitute for the licensed professional performing the mandated inspection.

Verify the License

Confirm the firm's active California license and professional liability coverage before signing an engagement agreement. We do not verify licensure on every engagement.

Separation of Roles
